Wynn Al Marjan Island has unveiled two expansive luxury residences designed by leading studios from London and Paris, adding a new high-end accommodation offering to the UAE’s first casino resort. The Mayfair and Paris Apartments will sit at the crown of the 70-story integrated resort tower, reinforcing Wynn’s focus on ultra-luxury hospitality ahead of the property’s planned September 2027 opening.

According to the company, the Mayfair and Paris Apartments were created through a collaboration between Todd-Avery Lenahan, president and chief creative officer of Wynn Design & Development, and design studios Anouska Hempel Design of London and Pinto of Paris.

Todd-Avery Lenahan said: “I have long admired these two studios because both Pinto and Anouska Hempel are the originators of unique genres of design in our industry.

“I sought to commission the ateliers that did it first — the studios that established many of the design principles still referenced throughout the highest levels of luxury design for decades. In an industry that can be so trend-driven and disposable, I wanted to create something rooted in the legacy of knowing what captivates people universally yet is entirely relevant to the most discerning contemporary guest.”

The Paris Apartment  

The Paris Apartment was conceived by renowned Paris design studio, Pinto, and is evocative of a 21st-century collector and world traveler’s apartment. It brings together bespoke creations, curated artworks, and objects gathered from around the globe within a soaring and dramatic two-story pied-à-terre. 

Lenahan said: “From the outset, we wanted an authentic expression of Pinto’s design philosophy.

“The Pinto team sought to understand our business, our guest, and our principles — and then we set them free. We never questioned a material or a gesture. We wanted the pure expression of Pinto.” 

Pietro Scaglione, co-artistic director of Pinto, added: “The space is composed of a mix of bespoke pieces, auction finds, and market discoveries — and that mix makes it a traveler’s space.

“It is a dialogue of different ages and cultures. The challenge was for it to feel exclusive yet still feel like home.” 

The Mayfair Apartment 

The Mayfair Apartment was designed by Anouska Hempel Design and draws inspiration from the great private residences of London. Its name is a tribute both to the studio’s London roots and to the enduring affection many of the region’s guests hold for Mayfair’s signature exclusivity and elegance.

Lenahan said: “Anouska created what are arguably the very first boutique hotels with her namesake London properties, Blake’s and the Hempel.

“Guests of Anouska’s hotel were a who’s who from the global stage because of how she launched the ultimate boutique hotel experience.” 

Enclave 

The Apartments are located within Enclave, Wynn Al Marjan Island’s boutique-hotel concept. Enclave accommodations are located on the resort’s uppermost floors. Guests arrive via a verdant, guarded, and exclusive entry drive that leads to a private lobby and dedicated elevators, with no more than nine suites on each floor. Enclave offers 323 suites, including three distinct categories of accommodation: The Mayfair and Paris Apartments, the Townhomes, and the Marina and Ocean Estates. 

Wynn confirms September 2027 opening for Al Marjan Island resort after US$600m budget increase

In August, while sharing the company’s second-quarter 2026 financial results, Craig Billings, chief executive of Wynn Resorts, said: “We continue to invest in both growing and diversifying our business with construction at Wynn Al Marjan Island progressing at a rapid pace. Wynn Resorts, alongside our partners in Ras Al Khaimah, are now pleased to announce that Wynn Al Marjan Island, the most exciting integrated resort to be developed in over a decade, will open its doors to guests in September of 2027.”

Wynn Resorts CEO added that the company is raising the total project budget by around US$600m, taking the estimated cost to roughly US$5.7bn. He said approximately half of the increase is directly attributable to disruption from the regional conflict, including higher material and shipping insurance costs that required some equipment to be resourced or rerouted. The remaining portion, he said, reflects remeasurement and trade coordination costs unrelated to the conflict.

Addressing concerns over geopolitical tensions in the region, Billings said Wynn remains fully committed to the UAE, pointing to a June visit during which he described day-to-day activity in Dubai as healthy. He said the company continues to believe the resort will be the most exciting integrated resort opening globally in over a decade.
