Wynn Al Marjan Island unveils new Townhomes accommodations
The two-level residences range from 630 to 1,110 square metres, bringing Enclave’s total to 323 accommodations.
Wynn Al Marjan Island has announced a new accommodation category, Townhomes, located within Enclave, the resort’s boutique hotel.
The new accommodation category evokes the great aristocratic urban mansions found in Paris (hôtels particuliers) and will be available by exclusive reservation only. The announcement follows the resort’s tower reaching its 71st floor in recent construction updates.
In a statement, Wynn Al Marjan Island said the Townhomes offer insight into the design philosophy and guest-centric thinking that will define this new ultra-private dimension of the resort, joining Marina and Ocean Estates and the Apartments as the ways to experience Enclave.
Todd-Avery Lenahan, president and chief creative officer of Wynn Design & Development, said: “Townhomes move beyond the traditional idea of a villa or penthouse. This is an entirely different category of accommodation, defined by privacy, scale, and a level of residential design rarely found in a resort setting.
“What distinguishes the Townhomes is their individuality. Guests will encounter the rare and extraordinary. Every detail has been created specifically for these accommodations, resulting in spaces that feel deeply personal, highly curated, and distinctive as the finest homes anywhere in the world.”
The Townhomes range in size from 630 square metres for two-bedroom layouts to 1,110 square metres for four-bedroom layouts, spread across two levels. Lenahan said: “Space is one of the ultimate luxuries, and guests will experience it unapologetically here. The Townhomes represent the most expansive guest accommodations we have ever created; entirely unique within our global portfolio.”
Each Townhome features expansive primary suites along with dedicated private spa facilities, including a hammam and tepidarium. The design includes a variety of elegant salons suitable for both living and entertaining, such as spacious living and dining rooms, a dedicated library, a billiards salon, and a media room. A contemporary kitchen and bar, along with entertaining spaces, cater to both everyday relaxation and entertaining guests.
While the Townhomes are not located within the tower, they are part of Enclave, Wynn Al Marjan Island’s boutique hotel, which debuted in 2025 with suites, Royal Apartments, Garden Townhomes and Marina Estates. With the addition of the Townhomes, Enclave now offers a total of 323 accommodations, including suites, Apartments, Townhomes, and Marina and Ocean Estates.
“Enclave was designed as a destination within the resort, and the Townhomes take that concept one step further,” said Lenahan. “They have a character and identity all their own, created for guests seeking the privacy and permanence of a home within a world-class resort.”

Earlier this month, while sharing the company’s second-quarter 2026 financial results, Craig Billings, chief executive of Wynn Resorts, said: “We continue to invest in both growing and diversifying our business with construction at Wynn Al Marjan Island progressing at a rapid pace. Wynn Resorts, alongside our partners in Ras Al Khaimah, are now pleased to announce that Wynn Al Marjan Island, the most exciting integrated resort to be developed in over a decade, will open its doors to guests in September of 2027.”
Wynn Resorts CEO added that the company is raising the total project budget by around US$600m, taking the estimated cost to roughly US$5.7bn. He said approximately half of the increase is directly attributable to disruption from the regional conflict, including higher material and shipping insurance costs that required some equipment to be resourced or rerouted. The remaining portion, he said, reflects remeasurement and trade coordination costs unrelated to the conflict.
Addressing concerns over geopolitical tensions in the region, Billings said Wynn remains fully committed to the UAE, pointing to a June visit during which he described day-to-day activity in Dubai as healthy. He said the company continues to believe the resort will be the most exciting integrated resort opening globally in over a decade.
